## The bet

Andare is the Fort Lauderdale tower to own if you want first delivery on Las Olas: its entry residence asks $1,221 a foot, about 11% over the $1,101 that condominiums delivered since 2023 in downtown and beach Fort Lauderdale resold for this year. The loan is closed, over half was sold at groundbreaking, and #1203 at $1,075 already sits under the new-stock resale line.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 163 all at once, to the same buyer pool

Closings per year 195 trailing 12 months, 33301, 33304, 33316, same band

Years of supply 0.8 this building alone

Band closes at $852/sf median of real closings, not asks

| Band, 33301, 33304, 33316 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $2M – $3M | 115 | $2,450,000 | $852 |
| $3M – $5M | 80 | $3,625,000 | $1,027 |

**A thin condo band, and half of it already sold**

The three postcodes it competes in (33301, 33304, 33316) closed 195 homes between $2M and $5M last year, so the whole building is 0.8 years of that band. Read the band honestly, though: 139 of those were not condominiums, mostly houses on the isles. Only 56 were condominiums, 43 of them built since 2015, so 163 residences equal about three years of condo demand. With over half sold at groundbreaking, roughly 80 remain, about 18 months. The submarket holds 11.3 months of supply: a buyer has room to negotiate.

## The market it lands in

Everything for sale in 33301, 33304, 33316 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 1110 homes listed across 33301, 33304, 33316

Sold, trailing year 1182 recorded closings, every price

Months of supply 11.3 under 6 favours sellers, over 12 favours buyers

Asking vs sold $661/sf asked, against $528/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33301, 33304, 33316 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,101/sf median of 29 closings this year

Movement since -0.8% across recently delivered buildings

This building asks $1,221/sf entry residences

Entry vs new stock +11% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2024 | 5 | $1,110 |
| 2025 | 3 | withheld, 3 sales |
| 2026 | 29 | $1,101 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,221–$2,566/sf

$2.2M – $3.5M on the MLS · 1,816 – 2,502 sf interior · penthouse $16M

Band closes at $852/sf $2M – $3M, trailing 12 months

Listed here today 4 median $1,303/sf

**About 11% over finished new stock, for the Las Olas address**

Condos built since 2015 that closed between $2M and $3M in these postcodes cleared a median $1,048 a foot, and $1,132 between $3M and $5M. Units delivered since 2023 resold at $1,101 in 2026 across 29 closings. Andare's MLS asks run $1,075 (#1203, three bedrooms) to $1,385 (#1401), on interior area as the listing states. The premium buys a new Related tower on Las Olas; the three-bedroom #1203 is the one priced under the market.

## On the MLS today

4 listings at this address are Active right now, pulled 2026-10-26. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

| Unit | Bd/Ba | Interior | Asking | $/sf | HOA / mo | Days |
|---|---|---|---|---|---|---|
| [2002](https://bluebaybrokers.com/listing?mls=B26042314) | 2/— | 1,816 sf | $2,216,900 | $1,221 | $2,705 | 95 |
| [1203](https://bluebaybrokers.com/listing?mls=B26042313) | 3/— | 2,144 sf | $2,304,500 | $1,075 | $3,194 | 95 |
| [1401](https://bluebaybrokers.com/listing?mls=F10500686) | 4/4 | 2,502 sf | $3,465,100 | $1,385 | $3,727 | 505 |
| [Ph 2/ Ph 3](https://bluebaybrokers.com/listing?mls=F10490185) | 5/— | 6,235 sf | $16,000,000 | $2,566 | $9,335 | 574 |

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $2,216,900 at 4.5% simple, 12 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (assumed standard) | 10% | $221,690 | $221,690 | 12 mo | −$9,976 |
| At groundbreaking (passed, due at contract) | 10% | $221,690 | $443,380 | 12 mo | −$9,976 |
| At top-off | 10% | $221,690 | $665,070 | 6 mo | −$4,988 |
| At closing | 70% | $1,551,830 | $2,216,900 | 0 mo | −$0 |
| Committed before closing | | | $2,216,900 | | −$24,940 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $24,940, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 1,816 sf.

| HOA at $1.49/sf/month | −$32,470 |
|---|---|
| Property tax at 2.02% of $2,216,900 | −$44,781 |
| Insurance (HO-6), $3.60/sf | −$6,538 |
| Annual carry, before any income | −$83,789 |

**What to secure before you sign**

Dues on the four listings run $1.49 a foot a month, $2,705 on the 1,816 sf entry two-bedroom. Related has not published its deposit schedule, so the carry above assumes the Miami standard 10/10/10/70 with groundbreaking already passed. Ask for the true schedule, and for the rental language in the Declaration: no source publishes a minimum stay for Andare, and that decides whether it is a residence or an income asset.

## Delivery risk

| Construction financing | $230.8M closed May 2025 with Athene Annuity and Life, Apollo's insurance arm, increasing an existing $14.8M facility, per the recorded mortgage reported by Commercial Observer. |
|---|---|
| Presold | 50% at last disclosure |
| Delivery | 2027, per Related. Groundbreaking was May 2025 with the loan in place, so the schedule is financed. Beauchamp Construction is the builder. |
| Developer | Related Group, Miami's largest condominium developer, with Pininfarina on design and CFE Architects as architect of record. Sales opened in 2023. |
| Rental policy | Rental policy not published; recorded declaration language to be read |

## Recommendation

BlueBay Brokers · Andare by Pininfarina Fort Lauderdale

### Buy the plan priced under the market

Andare is financed, half sold and about a year from delivery, from the most active condominium developer in South Florida. That removes most of the risk that usually comes with preconstruction.

Pay new-stock money, not launch-premium money: #1203 at $1,075 a foot is under what delivered condos resell for. Above $1,300 you are buying the home, not the trade. Get the deposit schedule and rental clause in writing first.

## Want the rest of it?

I am Steve Gabison, a Florida broker, licence BK3411036. I wrote this page. New developments are Carolina Peña's desk at BlueBay Brokers, broker, licence BK3288753: she will send you what is behind it, in English or Spanish.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.

#### Before anything else

The rental policy here is not published, so I will not sell you a management plan on it. I will get the recorded declaration language and tell you what is actually permitted. That has to be true before the rest matters.
