## The bet

Aston Martin Residences is delivered, sold and trading, so nothing here has to be taken on faith. Over the last twelve months, 14 MLS closings with a recorded area cleared at a median $1,248 a foot. The 30 listings on the market today ask a median $1,550. That gap is the opportunity: a buyer with a number negotiates against sellers who have been listed for months, some since 2024, in the most recognisable tower on the river.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 391 all at once, to the same buyer pool

Closings per year 242 trailing 12 months, 33131, same band

Years of supply 1.6 this building alone

Band closes at $756/sf median of real closings, not asks

| Band, 33131 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $700K – $2M | 194 | $1,067,500 | $756 |
| $2M – $4M | 32 | $2,487,500 | $1,135 |
| $4M and above | 16 | $4,575,000 | $1,253 |

**Two years of listings at the building's own pace**

The building closed 15 resales in the last twelve months and has 30 on the market, so at its own pace the listed inventory is two years deep, and seven listings have been up for a year or more. Across 33131, 31 homes closed between $2M and $4M and 16 above $4M in a year, so this one tower supplies a large share of the postcode's luxury resale volume. The postcode carries 17.3 months of supply. Read all of it as buyer leverage, not as a reason to stay out.

## The market it lands in

Everything for sale in 33131 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 809 homes listed across 33131

Sold, trailing year 562 recorded closings, every price

Months of supply 17.3 under 6 favours sellers, over 12 favours buyers

Asking vs sold $733/sf asked, against $635/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33131 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,275/sf median of 20 closings this year

Movement since +3.1% across recently delivered buildings

This building asks $1,146/sf entry residences

Entry vs new stock -10% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2024 | 3 | withheld, 3 sales |
| 2025 | 26 | $1,237 |
| 2026 | 20 | $1,275 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,146–$1,748/sf

Resales $800,000 to $7.75M on the MLS since 2024 · 698 – 4,434 sf on closed sales · one penthouse listed at $75M

Band closes at $756/sf $700K – $2M, trailing 12 months

Listed here today 30 median $1,550/sf

**Where it actually closes, plan by plan**

In the $2M to $4M band, mostly two- and three-bedrooms of 1,700 to 2,400 sf, nine closings in the year cleared at a median $1,243 a foot while eleven listings ask $1,693. Above $4M, three closings at $1,323 against thirteen asks at $1,553. The launch list started at $700,000 on 698 sf, about $1,003 a foot; those plans have resold at $1,146 to $1,189, so the early buyers were paid. Per-foot figures use MLS area, not yet checked against the County.

## On the MLS today

30 listings at this address are Active right now, pulled 2026-10-07. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 698 sf.

| HOA, not published by the developer | — |
|---|---|
| Property tax at 2.02% of $2,720,000 | −$54,944 |
| Insurance (HO-6), $3.60/sf | −$2,513 |
| Annual carry, before any income | −$57,457 |

**Nothing to carry, two documents to read first**

Delivered in April 2024, so no deposit schedule and no construction risk. Two documents before any offer. The recorded declaration's leasing clause: the developer never published a rental policy and two MLS lease listings state a three-month minimum, which rules out nightly income. And the association budget: current listings carry about $1.72 a foot a month, close to $2,900 on a 1,700 sf two-bedroom, which belongs in any yield arithmetic.

## How it was built and sold

| Construction financing | $200M construction loan from Itaú BBA International, November 2018, borrowed by Riverwalk East Development LLC (PROFILEmiami). The tower was completed in April 2024. |
|---|---|
| Presold | 99% at last disclosure |
| Delivery | Delivered. Ribbon-cutting and closings in April 2024, 99 percent sold at completion (The Real Deal). There is no delivery risk left to price and no deposit left to carry. |
| Developer | G&G Business Developments, the real estate company of Argentina's Coto family, led by Germán Coto. Bought the 1.3-acre site from Ugo Colombo and Diego Lowenstein in 2014 for $125M, a South Florida per-acre record at the time. |
| Rental policy | Not published by the developer; two MLS lease listings state a three-month minimum (Bridge, read 3 October 2026), recorded declaration language to be read |

## Recommendation

BlueBay Brokers · Aston Martin Residences

### Offer at the closing price, not the asking price

A finished, 99 percent sold branded tower with a recorded resale market: its value is measured, about $1,250 a foot over the last year. That is the number to anchor on.

Asks run 25 to 35 percent above it and the inventory is two years deep, so offer near $1,250 a foot on a two- or three-bedroom and expect to be heard. Buy it as a residence or for a long lease; the rental rules do not support nightly income.

I am Steve Gabison, a Florida broker, licence BK3411036. I wrote this page. New developments are Carolina Peña's desk at BlueBay Brokers, broker, licence BK3288753: she will send you what is behind it, in English or Spanish.

#### The full file

This page is the public read. The file adds the full closing record unit by unit, what resellers are asking against what they paid, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

You are buying a resale here, so the seller's side pays the co-broke and representation costs you nothing. I argue from the recorded closing prices above, including what the current owner actually paid and when.

#### Before anything else

The rental policy here is not published, so I will not sell you a management plan on it. I will get the recorded declaration language and tell you what is actually permitted. That has to be true before the rest matters.
