## The bet

The Crosby is delivered, furnished and free of rental restrictions, in the block of downtown that sells exactly that. Its 54 resale listings ask a median $968 a foot. Condos delivered since 2023 across downtown, Brickell and Edgewater resold this year at a median $1,014. So a buyer gets a finished, STR-ready unit at or slightly under what comparable new stock already clears at, with sellers competing for the same buyer.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 450 all at once, to the same buyer pool

Closings per year 1330 trailing 12 months, 33132, 33131, 33130, 33137, same band

Years of supply 0.3 this building alone

Band closes at $514/sf median of real closings, not asks

| Band, 33132, 33131, 33130, 33137 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $300K – $550K | 664 | $419,500 | $514 |
| $550K – $1.1M | 666 | $710,000 | $630 |

**A deep resale list, which is your leverage**

Fifty-four units are for sale and three closed on the MLS this year (a studio at $405,000, two two-bedrooms at $700,000 and $800,000), with one more pending at $750,000. At the building's own pace that list is years deep, and the four-postcode submarket carries 18.2 months of supply. The 450 units against 1,327 closings a year in the same bands is not the problem; the competition is the building itself. Read it as negotiating room, not as a reason to stay out.

## The market it lands in

Everything for sale in 33132, 33131, 33130, 33137 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 2683 homes listed across 33132, 33131, 33130, 33137

Sold, trailing year 1758 recorded closings, every price

Months of supply 18.3 under 6 favours sellers, over 12 favours buyers

Asking vs sold $736/sf asked, against $614/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33132, 33131, 33130, 33137 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,014/sf median of 85 closings this year

Movement since +1.3% across recently delivered buildings

This building asks $1,140/sf entry residences

Entry vs new stock +12% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2023 | 6 | $1,001 |
| 2024 | 33 | $1,054 |
| 2025 | 70 | $1,073 |
| 2026 | 85 | $1,014 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,140–$1,333/sf

Resales $365,900 to $1.1M on the MLS today · 321 – 825 sf · launched from $300,000 in 2023

Band closes at $514/sf $300K – $550K, trailing 12 months

Listed here today 54 median $968/sf

**Where it trades, plan by plan**

Studios ask a median $415,000, about $1,156 a foot, and the one that closed did so at $1,157. One-bedrooms ask a median $560,000 at about $925 a foot; two-bedrooms $800,000 at about $962, and the two that closed cleared $875 and $970. The launch list started at $300,000 in 2023 and the cheapest studio sold this year at $405,000. The one-bedrooms are the value line. Per-foot figures use MLS area, not yet checked against the County.

## On the MLS today

54 listings at this address are Active right now, pulled 2026-10-07, of which the 30 cheapest are shown. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## Photographs

The 24 photographs carried on MLS listing B26043762 at this address. On a building still under construction these are the developer's renders and the sales-gallery material, not the finished product.

**Photographs** © SEFMLS, displayed from the MLS under the same licence that permits display of the listing itself. Renders are the developer's own and are subject to change.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 321 sf.

| HOA at $1.39/sf/month | −$5,354 |
|---|---|
| Property tax at 2.02% of $565,000 | −$11,413 |
| Insurance (HO-6), $3.60/sf | −$1,156 |
| Annual carry, before any income | −$17,923 |

**Nothing to carry, two things to read first**

Delivered, so no deposit and no construction risk. Two checks before an offer. The recorded declaration: the no-restriction claim is the developer's and the trade press's, repeated in 19 listings, and it is the whole thesis. And the association budget, about $1.39 a foot a month on current listings. Many owners have fallen back on annual leases: 13 closed this year, one-bedrooms at $2,700 to $3,500 a month, which nets under 3 percent on a $560,000 purchase. The nightly operation is what this building is for.

## How it was built and sold

| Construction financing | $94.2M construction loan from Bank OZK, May 2023, to DT G Block LLC, the Related and Merrimac joint venture. The tower was sold out when the loan closed. |
|---|---|
| Presold | 100% at last disclosure |
| Delivery | Delivered in 2025 (Bridge YearBuilt; The Real Deal lists it among Related's completions of late 2025). No construction risk and no deposit left to carry. |
| Developer | Related Group (Jorge and Nick Pérez) with Merrimac Ventures (Dev and Nitin Motwani), the developers behind Miami Worldcenter's other STR-ready condo towers. |
| Rental policy | Marketed and financed as free of rental restrictions, Airbnb and Vrbo allowed (Commercial Observer, May 2023; 19 MLS remarks repeat it, Bridge read 5 October 2026); recorded declaration language not yet read |

## Recommendation

BlueBay Brokers · The Crosby Miami Worldcenter

### Buy a one-bedroom, at the closing price

A finished, sold-out, rental-unrestricted tower from Related and Merrimac, with a resale market that is now recorded rather than promised. Its asks sit at or under what downtown new stock closes at.

Fifty-four sellers and three closings a year means the buyer sets the price. Offer on a one-bedroom near $900 a foot, read the declaration, and run it nightly with an operator; a long lease alone does not carry it.

This page is the public read. The file adds the full closing record unit by unit, what resellers are asking against what they paid, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

You are buying a resale here, so the seller's side pays the co-broke and representation costs you nothing. I argue from the recorded closing prices above, including what the current owner actually paid and when.

#### Once you own it
