## The bet

888 Brickell by Dolce & Gabbana is a 90-storey, 250-residence condo-hotel whose construction loan has not closed, and that is the number that decides it: $0 of about $640M closed as of November 2026. The entry asks $1,437 a foot against $1,229 at which 33131 homes between $3M and $5M close, a 17 percent premium for a 1,049-foot tower and the fashion house's first residences.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 250 all at once, to the same buyer pool

Closings per year 23 trailing 12 months, 33131, same band

Years of supply 10.9 this building alone

Band closes at $1,229/sf median of real closings, not asks

| Band, 33131 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $3M – $5M | 17 | $4,150,000 | $1,229 |
| $5M – $10M | 5 | $6,500,000 | $1,323 |
| $10M and above | 1 | withheld, 1 sale | — |

**A building sized for a market this band does not have**

250 residences against 23 closings a year above $3M in 33131 is 10.9 years of supply. A One Sotheby's suit puts sales at 36 units, about 14 percent, so 214 remain: over nine years at that pace. Two things soften it. The buyer of a branded tower is not the 33131 resale buyer, and part of the stack is a hotel collection priced outside these bands. Even so, 33131 holds 18.3 months of supply, so the launch cohort has real negotiating room, and the lender will be reading the same presale number.

## The market it lands in

Everything for sale in 33131 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 839 homes listed across 33131

Sold, trailing year 550 recorded closings, every price

Months of supply 18.3 under 6 favours sellers, over 12 favours buyers

Asking vs sold $733/sf asked, against $637/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33131 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,275/sf median of 20 closings this year

Movement since +3.1% across recently delivered buildings

This building asks $1,437/sf entry residences

Entry vs new stock +13% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2024 | 3 | withheld, 3 sales |
| 2025 | 26 | $1,237 |
| 2026 | 20 | $1,275 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,437–$3,139/sf

$3.5M – $35M (The Real Deal, April 2026) · 2,435 – 11,150 sf on broker pages · a hotel collection is marketed from about $2.1M at 1,159 sf

Band closes at $1,229/sf $3M – $5M, trailing 12 months

**What the brand costs per foot**

$3.5M over the 2,435 sf two-bedroom is $1,437 a foot; that plan is marketed as 2,173 sf plus a 262 sf loggia, so on interior area it is $1,611. Homes in 33131 between $3M and $5M closed at a median $1,229, and $1,276 for the seven built since 2015, so the premium is 13 to 17 percent on total area and 26 to 31 percent on interior. At the top, $35M over 11,150 sf is $3,139, against one closing above $10M in a year. Resale evidence for a brand premium here does not exist yet. These prices date from April 2026 and sizes from broker pages: get the current list.

## On the MLS today

Nothing at this address is on the MLS

Not one Active listing at 888 Brickell Ave, Miami FL 33131, pulled 2026-11-06. The building is being sold off-market by the developer's own sales team, which is normal at this stage and has one consequence worth stating: there is no independent asking price to check the developer's price list against, so every size and price on this page comes from the developer or the trade press rather than from a transaction. It is also why this page carries no photograph: the MLS licence that lets us display a listing's images does not extend to a render off a brochure.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $3,500,000 at 4.5% simple, 31 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (broker pages) | 20% | $700,000 | $700,000 | 31 mo | −$81,375 |
| At groundbreaking | 10% | $350,000 | $1,050,000 | 28 mo | −$36,750 |
| At top-off | 20% | $700,000 | $1,750,000 | 7 mo | −$18,375 |
| At closing | 50% | $1,750,000 | $3,500,000 | 0 mo | −$0 |
| Committed before closing | | | $3,500,000 | | −$136,500 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $136,500, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 2,435 sf.

| HOA, not published by the developer | — |
|---|---|
| Property tax at 2.02% of $3,500,000 | −$70,700 |
| Insurance (HO-6), $3.60/sf | −$8,766 |
| Annual carry, before any income | −$79,466 |

**What to secure before you sign**

The schedule two broker pages quote is 20/10/20/50, heavier than the Miami standard: $700,000 at signing and $1,050,000 by groundbreaking on the $3.5M entry. Florida law (718.202) escrows the first 10 percent, and money above that can fund construction if the contract allows it, so before the loan closes that clause is the whole risk. Make the rest conditional on closing the loan. Also on the record: One Sotheby's claims over $500,000 in commissions, and investor Gianluca Vacchi's company has sued Stern and related entities over its investments, which JDS denies and calls frivolous. Neither has been decided. Read the declaration for the hotel program and stay rules.

## Delivery risk

| Construction financing | Not closed. Michael Stern told The Real Deal on 5 November 2026 that he expects to close about $640M by year end and is raising the last equity. Treat that as a target, not a fact. |
|---|---|
| Presold | 14% at last disclosure |
| Delivery | 2029 on broker pages, second quarter by April 2026 reports. No closed loan and no vertical start are reported, so that date is an estimate, and 31 months are assumed here. |
| Developer | JDS Development Group, Michael Stern. Design by Studio Sofield, interiors and furniture by Dolce & Gabbana. |
| Rental policy | Marketed with a 3-day minimum stay (broker inventory sheet, read 17 September 2026); a broker page also describes a lockout hotel program. The recorded declaration has not been read. |

## Recommendation

BlueBay Brokers · 888 Brickell by Dolce & Gabbana

### Wait for the loan, then negotiate

The product is unmistakable: 1,049 feet on Brickell Avenue, Dolce & Gabbana's first residences, and a developer who says the financing is close. If the loan closes, the early buyers hold the lowest prices in the tower.

Until then, do not put more than the escrowed 10 percent at risk. Ask for a contract that ties further deposits to the closed loan and a vertical start. When it closes, the supply numbers give you the room to negotiate the price.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.
