## The bet

This is the same developer, the same neighbourhood and the same format as Twenty Sixth & 2nd three blocks away, priced within three percent of it. What it does not yet have is the $126M construction loan, the broken ground or the 73 percent presold that the sister project earned four months after this one launched. Buying early here is a bet on PMG repeating itself, on a price list that only moves up.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 244 all at once, to the same buyer pool

Closings per year 98 trailing 12 months, 33127, same band

Years of supply 2.5 this building alone

Band closes at $455/sf median of real closings, not asks

| Band, 33127 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $500K – $750K | 68 | $605,000 | $455 |
| $750K – $1.1M | 23 | $850,000 | $622 |
| $1.1M – $1.6M | 7 | $1,250,000 | $867 |

**Absorption, and a postcode with almost no condominium market**

Wynwood 33127 closed 91 homes over the trailing year between $500,000 and $1.6M, so 244 residences is about 2.7 years of that band arriving at once. The harder number sits underneath it. Two of those 91 closings were condominiums. The rest were houses and townhouses at a median 1,369 square feet, and three homes under 800 square feet traded in the entire postcode all year. Wynwood has no resale market yet for the thing this building sells, and between this project and Twenty Sixth & 2nd, PMG alone is about to create one of 477 doors. That is a statement about when to sell, not about whether to enter.

## The market it lands in

Everything for sale in 33127 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 178 homes listed across 33127

Sold, trailing year 144 recorded closings, every price

Months of supply 14.8 under 6 favours sellers, over 12 favours buyers

Asking vs sold $894/sf asked, against $449/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33127 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at —/sf withheld, 2 resales this year

Movement since — across recently delivered buildings

This building asks $1,263/sf entry residences

Entry vs new stock — below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2026 | 2 | withheld, 2 sales |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,263–$1,366/sf

$500K – $1.6M · 396 – 1,171 sf · 206 of the 244 homes convey with a 71 – 170 sf office suite

Band closes at $455/sf $500K – $750K, trailing 12 months

**Measured against the format that actually resells**

The band table above is Wynwood's houses, so the honest comparable is downtown's furnished small-format cohort. Condominiums built since 2023 in 33132 closed the trailing year at a median $883 a foot. The Elser, the closest match on size at a 439-square-foot median, closed 16 units at $1,119. Gale and Natiivo sit at $843 and $901. Frida Kahlo's entry residence asks about $1,263 a foot, roughly 13 percent above The Elser and 43 percent above the post-2023 cohort. Twenty Sixth & 2nd, the same sponsor three blocks away, opens at $1,232. You are paying a Wynwood premium and a licensed name on top of a downtown price.

## On the MLS today

Nothing at this address is on the MLS

Not one Active listing at 119 NW 29th St, Miami FL 33127, pulled 2026-10-07. The building is being sold off-market by the developer's own sales team, which is normal at this stage and has one consequence worth stating: there is no independent asking price to check the developer's price list against, so every size and price on this page comes from the developer or the trade press rather than from a transaction. It is also why this page carries no photograph: the MLS licence that lets us display a listing's images does not extend to a render off a brochure.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $500,000 at 4.5% simple, 23 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (published schedule) | 10% | $50,000 | $50,000 | 23 mo | −$4,312 |
| At groundbreaking, targeted Q3 2026 | 10% | $50,000 | $100,000 | 21 mo | −$3,938 |
| Five months after contract | 10% | $50,000 | $150,000 | 18 mo | −$3,375 |
| Twelve months after groundbreaking | 10% | $50,000 | $200,000 | 9 mo | −$1,688 |
| At closing | 60% | $300,000 | $500,000 | 0 mo | −$0 |
| Committed before closing | | | $500,000 | | −$13,312 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $13,312, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 396 sf.

| HOA, not published by the developer | — |
|---|---|
| Property tax at 2.02% of $500,000 | −$10,100 |
| Insurance (HO-6), $3.60/sf | −$1,426 |
| Annual carry, before any income | −$11,526 |

**The deposit schedule is published, and it is heavier than standard**

PMG has published this one, which is more than most developers do: 10 percent at contract, 10 at five months, 10 at a groundbreaking targeted for Q3 2026, 10 twelve months after that, and 60 at closing. Forty percent is committed before you hold a deed, against a Miami standard of thirty, and the table above prices what that costs. Three things to obtain. The plan and price sheet by unit type, because the published range and the per-type prices do not agree. The HOA budget per square foot. And the conveyance language for the office suite on the 206 homes that carry one.

## Delivery risk

| Construction financing | None announced. PMG and LNDMRK closed $126M on their sister project Twenty Sixth & 2nd in May 2026, three blocks away, and nothing comparable has been reported for this site. |
|---|---|
| Presold | Not disclosed |
| Delivery | The developer's own deposit schedule puts groundbreaking at Q3 2026 and closing at Q2/Q3 2028. Florida YIMBY reports 2029. The 2028 date is used here because it is the developer's, and it assumes a groundbreaking that has not happened yet. |
| Developer | PMG (Property Markets Group) with LNDMRK Development, the same partnership as Twenty Sixth & 2nd. Architecture by Carlos Ott with CUBE3, interiors by Cotofana Designs, sales in-house at PMG. Two buildings of eight and fourteen storeys on a 1.11-acre site. Baker Health opens its first Florida location in 5,000 square feet on the ground floor, and every buyer gets a year of membership. |
| Rental policy | Short-term rentals permitted |

## Recommendation

BlueBay Brokers · Frida Kahlo Wynwood Residences

### Buy it as a PMG execution, and negotiate the front end

PMG is the most productive condominium sponsor in this pipeline and Wynwood is its home block. Four months after this launch it closed $126M and broke ground on the sister project three streets away. The template works, and this is the same template with a licensed name on the facade.

Financing is the open item. No construction loan is on the record, ground has not broken, and no presale percentage has been disclosed, while the published schedule already asks for 40 percent before closing. Tie the tranches to milestones you can verify rather than to dates.

On price you are at about $1,263 a foot, 13 percent above what The Elser resells at and 43 above the post-2023 downtown cohort, in a postcode where three homes under 800 square feet traded all year. Underwrite the nightly operation, not the resale.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.

#### After delivery

Property Management Brickell LLC runs the unit, as it already does across Brickell, and my own host profile carries more than 2,900 reviews at 4.82 as a Superhost. You get the pro forma before you buy.
