## The bet

Gaia is an 18-storey, 238-residence tower in downtown Hollywood by Alta Developers, and the number that decides it is $908 a foot: what its studios ask, against $658 to $691 for condos built since 2015 that closed on Hollywood Beach over the past year. The product is the best downtown Hollywood has been offered. The price is a beach price, five minutes from the beach.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 238 all at once, to the same buyer pool

Closings per year 210 trailing 12 months, 33020, same band

Years of supply 1.1 this building alone

Band closes at $367/sf median of real closings, not asks

| Band, 33020 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $400K – $700K | 173 | $499,000 | $367 |
| $700K – $1.4M | 37 | $822,876 | $480 |

**A house postcode with one new condo**

The 238 residences equal 1.1 years of the 210 homes that closed between $400,000 and $1.4 million in 33020 over the past year. That reads as easy absorption until you look at what they were: 204 single-family houses, four townhouses and two condominiums. Downtown Hollywood has no resale market for an 18-storey condo yet; Gaia would be founding it. The nearest one is the beach postcode, 33019, where 66 condos built since 2015 closed in the same two bands. 33020 holds 11.1 months of supply, the edge of a buyer's market.

## The market it lands in

Everything for sale in 33020 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 303 homes listed across 33020

Sold, trailing year 329 recorded closings, every price

Months of supply 11.1 under 6 favours sellers, over 12 favours buyers

Asking vs sold $354/sf asked, against $336/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33020 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $441/sf median of 13 closings this year

Movement since -4.8% across recently delivered buildings

This building asks $908/sf entry residences

Entry vs new stock +106% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2023 | 9 | $463 |
| 2024 | 13 | $441 |
| 2025 | 2 | withheld, 2 sales |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$908–$1,018/sf

$512K – $1.32M · 564 – 1,300 sf (asks on the MLS) · launched from $400K

Band closes at $367/sf $400K – $700K, trailing 12 months

Listed here today 5 median $908/sf

**A beach price, inland**

The five residences on the MLS ask $787 to $1,089 a foot, median $908, against the roughly $850 average Florida YIMBY reported at launch in September 2025. The only new condominium in 33020, a five-storey building at 1938 Jackson St delivered in 2023, cleared its developer closings at $463 and then $441 a foot. On Hollywood Beach, condos built since 2015, led by Hyde Beach House, closed at $658 below $700,000 and $691 above. Two 1,123 sf two-bedrooms ask $883,900 (#1002) and $1,222,900 (#914): the line matters more than the plan.

## On the MLS today

5 listings at this address are Active right now, pulled 2026-10-27. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## Photographs

The 24 photographs carried on MLS listing A12042103 at this address. On a building still under construction these are the developer's renders and the sales-gallery material, not the finished product.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $511,900 at 4.5% simple, 26 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (assumed standard) | 10% | $51,190 | $51,190 | 26 mo | −$4,991 |
| At groundbreaking | 10% | $51,190 | $102,380 | 23 mo | −$4,415 |
| At top-off | 10% | $51,190 | $153,570 | 11 mo | −$2,112 |
| At closing | 70% | $358,330 | $511,900 | 0 mo | −$0 |
| Committed before closing | | | $511,900 | | −$11,518 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $11,518, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 564 sf.

| HOA at $1.29/sf/month | −$8,731 |
|---|---|
| Property tax at 2.02% of $511,900 | −$10,340 |
| Insurance (HO-6), $3.60/sf | −$2,030 |
| Annual carry, before any income | −$21,102 |

**What to get before you sign**

No construction loan has been reported, and the 2026 groundbreaking announced at launch is not confirmed by any dated source; the listings now say delivery 2028. The carry above assumes the Miami standard 10/10/10/70 because Alta has not published a schedule. One broker page shows 40% before closing in five steps, which would raise that carry, so get the schedule in writing. Dues on the listings run $1.29 a foot, $728 a month on the studio. The listings advertise a flexible rental program and Hollywood cannot ban short stays, but only the recorded declaration settles it.

## Delivery risk

| Construction financing | No construction loan reported as of October 2026. |

| Delivery | 2028, per the listings (October 2026). Sales launched in September 2025 with groundbreaking announced for 2026, not yet confirmed by a dated source. |
| Developer | Alta Developers, Raimundo Onetto's Miami firm, on the site since 2021. First planned as 452 apartments, then 466 condos in two towers, now one tower of 238. Sales by Fortune International. |
| Rental policy | Listings advertise a "flexible rental program" (MLS, October 2026); Hollywood cannot ban short stays, the recorded declaration will decide |

## Recommendation

BlueBay Brokers · Gaia Hollywood

### Buy the cheapest foot, after the loan

Gaia brings what downtown Hollywood has never had: an amenity tower with 72,000 sf of pool, spa and co-working, Golf and Beach Club access, a developer on the site since 2021, and studios from $511,900.

At $908 a foot it asks more than new oceanfront stock closes at. Buy only the lines near $800 a foot, once the construction loan is announced, with the deposit schedule and the rental clause in writing.

## Want the rest of it?

I am Steve Gabison, a Florida broker, licence BK3411036. I wrote this page. New developments are Carolina Peña's desk at BlueBay Brokers, broker, licence BK3288753: she will send you what is behind it, in English or Spanish.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.

#### Before anything else

The rental policy here is not published, so I will not sell you a management plan on it. I will get the recorded declaration language and tell you what is actually permitted. That has to be true before the rest matters.
