## The bet

One Hollywood is a 23-storey, 248-residence tower in downtown Hollywood by Star Developers Group, and the number that decides it is $794 a foot: what its listings ask, $114 under Gaia, the other new tower downtown, but above the $658 to $691 that condos built since 2015 close at on Hollywood Beach. The cheaper of downtown's two new towers, still at a beach price.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 248 all at once, to the same buyer pool

Closings per year 210 trailing 12 months, 33020, same band

Years of supply 1.2 this building alone

Band closes at $367/sf median of real closings, not asks

| Band, 33020 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $400K – $700K | 172 | $499,500 | $367 |
| $700K – $1.4M | 38 | $821,438 | $477 |

**A house postcode with two new towers**

The 248 residences equal 1.2 years of the 210 homes that closed between $400,000 and $1.4 million in 33020 over the past year. But 204 of those were houses and four were townhouses; the two condominiums were older stock at $299 a foot. Downtown Hollywood has no resale market for a new tower, and One Hollywood would found it alongside Gaia's 238 units, 486 new residences in all. The nearest real comparison is the beach postcode, 33019, where 66 condos built since 2015 closed in the same two bands. 33020 holds 11.1 months of supply.

## The market it lands in

Everything for sale in 33020 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 305 homes listed across 33020

Sold, trailing year 329 recorded closings, every price

Months of supply 11.1 under 6 favours sellers, over 12 favours buyers

Asking vs sold $349/sf asked, against $335/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33020 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $441/sf median of 13 closings this year

Movement since -4.8% across recently delivered buildings

This building asks $754/sf entry residences

Entry vs new stock +71% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2023 | 9 | $463 |
| 2024 | 13 | $441 |
| 2025 | 2 | withheld, 2 sales |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$754–$859/sf

$592K – $1.2M · 785 – 1,393 sf (asks on the MLS) · launched from the $400Ks

Band closes at $367/sf $400K – $700K, trailing 12 months

Listed here today 6 median $794/sf

**Cheaper than Gaia, dearer than the beach**

The five listings that state an area ask $753 to $878 a foot, median $794: from $591,500 for a 785 sf one-bedroom (#804) to $1,197,000 for a 1,393 sf three-bedroom (#2109). Florida YIMBY reported an average near $700 at launch in June 2024, so the list is up about 13% before any dated groundbreaking. Gaia asks a median $908. Condos built since 2015 on Hollywood Beach, led by Hyde Beach, Hyde Beach House and Costa Hollywood, closed at $658 below $700,000 and $691 above. The plan sheets show interiors of 517 to 1,220 sf plus terraces: if the MLS areas include the terrace, the interior price is above $794.

## On the MLS today

6 listings at this address are Active right now, pulled 2026-10-29. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $591,500 at 4.5% simple, 24 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (assumed standard) | 10% | $59,150 | $59,150 | 24 mo | −$5,324 |
| At groundbreaking | 10% | $59,150 | $118,300 | 21 mo | −$4,658 |
| At top-off | 10% | $59,150 | $177,450 | 12 mo | −$2,662 |
| At closing | 70% | $414,050 | $591,500 | 0 mo | −$0 |
| Committed before closing | | | $591,500 | | −$12,643 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $12,643, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 785 sf.

| HOA, not published by the developer | — |
|---|---|
| Property tax at 2.02% of $591,500 | −$11,948 |
| Insurance (HO-6), $3.60/sf | −$2,826 |
| Annual carry, before any income | −$14,774 |

**What to get before you sign**

No construction loan has been reported, and the summer 2025 groundbreaking announced in 2024 is not confirmed by any dated source; the listings now give 2028. The carry above assumes the Miami standard 10/10/10/70 because Star has not published a schedule. One listing shows dues, $1,564 a month on a two-bedroom-plus-den (#701). The broker inventory sheet markets it as monthly rental with a 30-day minimum, while Florida YIMBY reported owners may rent with stipulations. Get the schedule, the loan status and the recorded rental clause in writing.

## Delivery risk

| Construction financing | No construction loan reported as of October 2026. |
|---|---|
| Presold | Not disclosed |
| Delivery | 2028, per the listings (October 2026). Florida YIMBY reported late 2027 in June 2024, with groundbreaking announced for summer 2025, not yet confirmed by a dated source. |
| Developer | Star Developers Group, through 1817 Taylor Development, which bought the 35,516 sf site in 2022. First planned as Star Tower Hollywood, 182 units over retail. Sales by Fortune Development Sales. |
| Rental policy | Marketed as monthly rental, 30-day minimum (broker inventory sheet, read 17 September 2026) |

## Recommendation

BlueBay Brokers · One Hollywood Residences

### The better-priced downtown tower, after the loan

One Hollywood brings what a buyer wants from a downtown tower: Adriana Hoyos interiors, a rooftop observatory, co-working, a beach club membership, plans from studios to three-bedrooms, and a list about 13% under Gaia's.

It still asks more than new oceanfront stock closes at, in a postcode with no condo resale market. Buy the lower-floor one-bedrooms near $750 a foot, once the construction loan is announced, with the rental clause in writing.

I am Steve Gabison, a Florida broker, licence BK3411036. I wrote this page. New developments are Carolina Peña's desk at BlueBay Brokers, broker, licence BK3288753: she will send you what is behind it, in English or Spanish.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.

#### After delivery

This building is monthly, not nightly, so Property Management Brickell LLC would run it as mid-term. Different rate, different occupancy, and I will show you that pro forma rather than a nightly one.
