## The bet

Seven Park is the lowest ticket in this pipeline for a building marketed as short-term-rental friendly: studios from $375,000, eight storeys, facing a 16-acre park, minutes from Aventura and Gulfstream. Ground was broken in November 2025, so the build is under way and short. 124 residences into a price range that closed 233 homes in 33009 last year is about half a year of supply. You pay a clear premium over the postcode's older buildings for being new.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 124 all at once, to the same buyer pool

Closings per year 232 trailing 12 months, 33009, same band

Years of supply 0.5 this building alone

Band closes at $335/sf median of real closings, not asks

| Band, 33009 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $350K – $500K | 96 | $420,000 | $335 |
| $500K – $800K | 100 | $600,000 | $400 |
| $800K – $1.3M | 36 | $970,000 | $606 |

**Absorption: the building is small against its market**

33009 closed 94 homes at $350K to $500K, 101 at $500K to $800K and 38 at $800K to $1.3M in the trailing year. 124 residences is about six months of that flow, so the building clears into its market without having to lean on it. The counterweight is the postcode board: 989 active listings against 631 closings, 18.8 months of supply, a buyer's market. That depth of older inventory is what a resale here will compete with. No presold figure has been published; ask for the unit matrix, because the early-buyer price advantage only exists while the cheapest stack is still available.

## The market it lands in

Everything for sale in 33009 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 994 homes listed across 33009

Sold, trailing year 642 recorded closings, every price

Months of supply 18.6 under 6 favours sellers, over 12 favours buyers

Asking vs sold $308/sf asked, against $265/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33009 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at —/sf no new condominium has resold here

Movement since — across recently delivered buildings

This building asks $750/sf entry residences

Entry vs new stock — nothing delivered here to compare against

No new condominium has delivered here

Not a thin market, an empty one: 33009 has no condominium built from 2023 onward that has since resold. There is no delivered comparable in this postcode, so the resale value of a new condominium here is genuinely unmeasured rather than measured and reassuring. Weigh the basis and the absorption below accordingly, and read the exit as slow until this table has rows in it.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$669–$750/sf

From $375,000 (developer) · 3-bedrooms from $1.1M · listed today $661,900 – $796,900 · 500 – 1,645 sf

Band closes at $335/sf $350K – $500K, trailing 12 months

Listed here today 4 median $752/sf

**Priced at twice the postcode, for a building nobody here can match**

The entry studio works out at $750 a foot and the listed two-bedrooms at $691 to $757. The bands close at $332 to $612 a foot, and that is 1960s to 1980s stock on Hallandale's condominium strip. Of the six condominium resales in 33009 built since 2016, five are oceanfront 2000 Ocean at $1,056 to $1,133, a different product. The nearest new mixed-use comparable, Aventura ParkSquare (2018), closed three homes at a median $655. So Seven Park asks roughly 5 to 15 percent above the closest delivered new building. Unit 612B lists at $1,207 a foot, out of line with the rest: check it before quoting it.

## On the MLS today

4 listings at this address are Active right now, pulled 2026-10-07. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

| Unit | Bd/Ba | Interior | Asking | $/sf | HOA / mo | Days |
|---|---|---|---|---|---|---|
| [517](https://bluebaybrokers.com/listing?mls=A11923568) | 2/2 | 885 sf | $661,900 | $748 | $822 | 268 |
| [414](https://bluebaybrokers.com/listing?mls=A11923676) | 2/2 | 970 sf | $669,900 | $691 | $999 | 186 |
| [411](https://bluebaybrokers.com/listing?mls=A11923551) | 2/2 | 918 sf | $694,900 | $757 | $890 | 268 |
| [612B](https://bluebaybrokers.com/listing?mls=A11923642) | 1/1 | 660 sf | $796,900 | $1,207 | $641 | 186 |

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $375,000 at 4.5% simple, 15 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (as marketed) | 10% | $37,500 | $37,500 | 15 mo | −$2,109 |
| 30 days after contract | 10% | $37,500 | $75,000 | 14 mo | −$1,969 |
| 90 days after contract | 10% | $37,500 | $112,500 | 12 mo | −$1,688 |
| 120 days after contract | 10% | $37,500 | $150,000 | 11 mo | −$1,547 |
| 180 days after contract | 10% | $37,500 | $187,500 | 9 mo | −$1,266 |
| At closing | 50% | $187,500 | $375,000 | 0 mo | −$0 |
| Committed before closing | | | $375,000 | | −$8,578 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $8,578, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 500 sf.

| HOA at $0.97/sf/month | −$5,820 |
|---|---|
| Property tax at 2.02% of $375,000 | −$7,575 |
| Insurance (HO-6), $3.60/sf | −$1,800 |
| Annual carry, before any income | −$15,195 |

**What to secure before you sign**

The deposit schedule above is how resale brokers market it, 50 percent paid within six months of contract, which is heavy for an eight-storey build; get it in writing. Dues run about $0.97 a foot a month on the four listings, moderate for new construction. The short-term-rental claim comes from a broker sheet and the brokers' pages; Hallandale Beach regulates vacation rentals at city level, so read the recorded declaration and the city's registration rules before counting on nightly income.

## Delivery risk

| Construction financing | Not published. No construction financing for Seven Park has been reported; Kadima states the project cost at $70M and MGM Construction Group is the named general contractor. |
|---|---|
| Presold | Not disclosed |
| Delivery | 2027, per the developer. Ground was broken in November 2025 and the building is eight storeys, so a delivery at the end of 2027 is a normal schedule; the model holds 15 months. |
| Developer | Kadima Developers, Alejandro Chaberman (CEO) and Joseph Melul (managing partner). SKLARchitecture, Addison House interiors, MGM Construction Group general contractor, Fortune Development Sales. |
| Rental policy | Marketed as short-term-rental friendly (broker inventory sheet, read 17 September 2026) |

## Recommendation

BlueBay Brokers · Seven Park Residences

### Buy the entry stack, and verify the rental rule

Under construction since November 2025, eight storeys, delivery in 2027, and small against a market that absorbs its whole count in six months. For under $400,000 it is the cheapest way into a new building marketed for short-term rental.

Own a studio or one-bedroom, where the ticket is lowest and the premium over older stock is easiest to carry. Get the written deposit schedule, the presold figure and the recorded rental language first.
