## The bet

The Standard Brickell is already built to the roof and financed: 422 residences, a $513M construction package closed in 2025, delivery around mid-2027. The developer opened in the mid-$600,000s, about $1,300 a foot on a 500 sf studio, and Brickell condos built since 2023 resold this year at a median $1,274. You are buying new at roughly the price of recently delivered stock, eight months from keys.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 422 all at once, to the same buyer pool

Closings per year 501 trailing 12 months, 33130, 33131, same band

Years of supply 0.8 this building alone

Band closes at $608/sf median of real closings, not asks

| Band, 33130, 33131 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $500K – $900K | 365 | $640,000 | $608 |
| $900K – $1.6M | 136 | $1,187,500 | $785 |

**Absorption: Brickell can carry it**

Brickell, 33130 and 33131 together, closed 363 condos between $500,000 and $900,000 and 138 between $900,000 and $1.6M in the last twelve months. 422 residences is about ten months of that flow, a light load for a tower this size. The wider market carries 17.8 months of supply, asking $707 a foot against $604 paid, so buyers have leverage in Brickell generally. That leverage sits mostly in older stock. A new riverfront tower beside Brickell City Centre competes in the much thinner pool of recent deliveries, which resold at $1,274 a foot this year, up 8.4 percent on 2025.

## The market it lands in

Everything for sale in 33130, 33131 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 1319 homes listed across 33130, 33131

Sold, trailing year 884 recorded closings, every price

Months of supply 17.9 under 6 favours sellers, over 12 favours buyers

Asking vs sold $709/sf asked, against $604/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33130, 33131 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,274/sf median of 23 closings this year

Movement since +8.4% across recently delivered buildings

This building asks $1,300/sf entry residences

Entry vs new stock +2% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2023 | 1 | withheld, 1 sale |
| 2024 | 4 | withheld, 4 sales |
| 2025 | 32 | $1,175 |
| 2026 | 23 | $1,274 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,164–$1,300/sf

From the mid-$600,000s (developer, Oct 2025) to $1.28M on the MLS today · 500 – 1,100 sf · studios to two-bedrooms

Band closes at $608/sf $500K – $900K, trailing 12 months

Listed here today 8 median $1,116/sf

**New construction at the price of recent resales**

The developer's mid-$600,000s entry on a 500 sf studio works out around $1,300 a foot, 2 percent over the $1,274 that Brickell condos built since 2023 resold for this year. On the MLS today the eight active units ask $1,037 to $1,624 a foot, median $1,116: the two-bedrooms at 962 to 1,099 sf sit at $1,037 to $1,165, under the new-stock resale median, and the 548 sf studios carry the premium at $1,569 to $1,624. The band medians, $608 and $785, are mostly older stock and are not the comparison. One caution: MLS areas on new construction usually include the balcony, so the true interior rate is higher. The two-bedrooms are the value in this building.

## On the MLS today

8 listings at this address are Active right now, pulled 2026-10-07. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## What the deposit costs to hold

A preconstruction deposit is committed years before you hold a deed, earning nothing. That carry is a real cost of the trade and it is never in the pitch. Modelled on $780,000 at 4.5% simple, 8 months to delivery.

| Milestone | % | Payment | Committed | Held | Carry |
|---|---|---|---|---|---|
| At contract (assumed standard, structure already topped off) | 30% | $234,000 | $234,000 | 8 mo | −$7,020 |
| At closing | 70% | $546,000 | $780,000 | 0 mo | −$0 |
| Committed before closing | | | $780,000 | | −$7,020 |

Why this line matters more than the yield

Nothing is rented and nothing is owned meanwhile, so the whole return has to come from the gap between contract price and the market at delivery. That carry, about $7,020, is the hurdle before you break even, and deposits are generally non-refundable, so a delivery that slips extends it without your consent.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 500 sf.

| HOA, not published by the developer | — |
|---|---|
| Property tax at 2.02% of $780,000 | −$15,756 |
| Insurance (HO-6), $3.60/sf | −$1,800 |
| Annual carry, before any income | −$17,556 |

**Short carry, and what to secure**

The structure is topped off, so the milestones a preconstruction schedule spreads over three years are behind the building. Newgard has not published a schedule to us; the table assumes the Miami standard collapsing into 30 percent at contract and 70 at closing, eight months out. This is a 30-day-minimum building. One-bedrooms in Brickell towers built since 2022 leased at a median $4,400 a month across 28 closings since April, at a median 833 sf, larger than these plans. Even at that rent the 727 sf unit at $780,000 nets about 3.5 percent after $814 monthly dues and property tax near 2 percent, before vacancy, insurance and management. ## Recommendation

BlueBay Brokers · The Standard Residences Brickell Miami

### Buy a two-bedroom, at the resale price of new

Financed, topped off and about eight months from delivery, in a submarket that absorbs its 422 residences in under a year. The construction risk is spent and the deposit is committed for months, not years.

Own the two-bedrooms, which ask under what new Brickell stock resells for. Treat it as a monthly or annual rental at a 3 to 4 percent yield, get the recorded rental clause, and negotiate while the developer still has a closing calendar to protect.

#### The full file

This page is the public read. The file adds the unit-level price list and what is actually left, the developer's land basis and what it says about room on price, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

Developers in this pipeline pay a cooperating broker, so having me represent you costs nothing on top of the price. I negotiate the deposit schedule, the credits and the co-broke, with the recorded comps to argue from.

#### After delivery

This building is monthly, not nightly, so Property Management Brickell LLC would run it as mid-term. Different rate, different occupancy, and I will show you that pro forma rather than a nightly one.
