## The bet

The Standard Midtown is built, closed and sold out, and its first owners are already selling. Seventeen resales ask a median of about $1,250 a foot, 27 percent above what recently delivered Midtown and Edgewater stock actually resells for. With 65 of 228 units on the sale or rental board within five months of closings, the seller is the motivated party. Price from the closed record, not from the asks.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 228 all at once, to the same buyer pool

Closings per year 264 trailing 12 months, 33137, same band

Years of supply 0.9 this building alone

Band closes at $567/sf median of real closings, not asks

| Band, 33137 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $450K – $700K | 122 | $559,500 | $567 |
| $700K – $1M | 105 | $830,000 | $690 |
| $1M – $1.3M | 37 | $1,100,000 | $838 |

**Absorption and timing**

This is the liquid end of the market. Postcode 33137 closed 264 homes in the building's three bands over the trailing year, so the whole building represents 0.9 years of supply and the 17-unit resale board clears in weeks at the right price. That depth is the positive, and it is real. What competes with a resale here is the building's own rental board: 48 units listed for lease at once, 21 percent of the tower, half of them furnished, at a median $3,975 a month and 42 days on market. That is an investor cohort that bought a short-term-rental story and received a 30-day minimum. Some of those owners will sell rather than lease, which is where the entry price comes from.

## The market it lands in

Everything for sale in 33137 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 534 homes listed across 33137

Sold, trailing year 477 recorded closings, every price

Months of supply 13.4 under 6 favours sellers, over 12 favours buyers

Asking vs sold $764/sf asked, against $691/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33137 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $993/sf median of 46 closings this year

Movement since -2.4% across recently delivered buildings

This building asks $1,088/sf entry residences

Entry vs new stock +10% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2023 | 5 | $1,017 |
| 2024 | 21 | $1,044 |
| 2025 | 22 | $1,014 |
| 2026 | 46 | $993 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking

$1,088–$1,244/sf

Resales asking $470,000 – $1.2M · 432 – 965 sf · launched at $329,000 – $829,000 in 2021

Band closes at $567/sf $450K – $700K, trailing 12 months

Listed here today 17 median $1,254/sf

**Resales ask above what new stock closes at**

The cheapest resale asks $1,088 a foot and the board's median sits near $1,250. Condominiums built in 33137 since 2023 resold this year at a median $989 a foot on 45 closings, down 2.8 percent, and the building's own band closes at $683. The developer launched at $329,000 to $829,000 in late 2021 and never repriced above $1 million, so a seller asking $1,250 is asking you to pay the whole 2021 to 2026 uplift plus a premium for the brand. The brand is worth something: first Standard-branded condominium in Florida, 34,000 sf of amenities, a rooftop restaurant. It is not worth 27 percent over the neighbourhood's delivered stock. Anchor on $989 and the closed leases below.

## On the MLS today

17 listings at this address are Active right now, pulled 2026-10-07. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

## Photographs

The 24 photographs carried on MLS listing A12045478 at this address. On a building still under construction these are the developer's renders and the sales-gallery material, not the finished product.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 432 sf.

| HOA at $1.31/sf/month | −$6,791 |
|---|---|
| Property tax at 2.02% of $735,000 | −$14,847 |
| Insurance (HO-6), $3.60/sf | −$1,555 |
| Annual carry, before any income | −$23,193 |

**Underwrite the 30-day rent, not the brochure**

A 598 sf one-bedroom leased on 20 August 2026 at $4,000 a month; a 535 sf studio at $2,650 and a 969 sf two-bedroom at $5,750 closed the same fortnight. Take the one-bedroom against the $735,000 ask on the same plan: $48,000 gross, about $9,400 in dues at $1.31 a foot and $14,850 in property tax, roughly $23,700 before vacancy, insurance and management, a little over 3 percent. Furnished 30-day tenancies in Midtown can beat an annual lease and Property Management Brickell runs exactly that product, but the number above is the floor a buyer should test the price against. Read the recorded Declaration for the minimum term before counting on anything shorter.

## How it was built and sold

| Construction financing | $45M Bank OZK construction loan, arranged by JLL in 2023, paid off ahead of schedule from unit closings by June 2026 (The Real Deal). |
|---|---|
| Presold | 98% at last disclosure |
| Delivery | Delivered. Temporary certificate of occupancy and first closings in April 2026 (The Real Deal, 21 April 2026). Five of 228 units were unsold at delivery. |
| Developer | Rosso Development (Carlos Rosso, formerly of the Related Group) and Midtown Development (Alex Vadia), with Hyatt licensing The Standard brand. Arquitectonica, Urban Robot interiors, Douglas Elliman sales. |
| Rental policy | Minimum stay 30 days: The Real Deal (June 2026) reports owners may rent for terms as short as one month. The broker inventory sheet lists it as short-term-rental friendly (read 17 September 2026), which is not the same thing. Recorded Declaration not yet read by this desk. |

## Recommendation

BlueBay Brokers · The Standard Residences, Midtown Miami

### Buy a resale from a motivated seller, priced from the record

Everything a preconstruction buyer worries about is behind this building: delivered April 2026, the $45M Bank OZK loan repaid ahead of schedule, 223 of 228 units sold, the first new condominium in Midtown since 2018 and the only one with a hospitality brand. Delivery risk is zero and the postcode is the most liquid in this pipeline.

Sixty-five owners are on the market five months after closing. Offer from the $989 a foot the neighbourhood's new stock resells at and from the $4,000 a one-bedroom actually rents for, take the smaller plans where 30-day furnished demand is deepest, and let the asks come to you.

#### The full file

This page is the public read. The file adds the full closing record unit by unit, what resellers are asking against what they paid, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

You are buying a resale here, so the seller's side pays the co-broke and representation costs you nothing. I argue from the recorded closing prices above, including what the current owner actually paid and when.

#### Once you own it

This building is monthly, not nightly, so Property Management Brickell LLC would run it as mid-term. Different rate, different occupancy, and I will show you that pro forma rather than a nightly one.
