## The bet

Una is the only new bayfront tower Brickell has delivered in more than a decade, and it already clears near its asks: two three-bedrooms closed in July and August 2026 at $4.0 million, about $1,900 a foot. The entry two-bedrooms ask $1,679 to $1,815. With 36 of 135 residences listed for resale after a three-year delay, a buyer today has choice, and time to negotiate.

## Absorption and timing

How many homes close each year in this building's price band and postcode, against how many it is about to deliver. No brochure answers this, and it governs both the resale and the developer's willingness to discount.

Units delivering 135 all at once, to the same buyer pool

Closings per year 125 trailing 12 months, 33129, 33131, same band

Years of supply 1.1 this building alone

Band closes at $959/sf median of real closings, not asks

| Band, 33129, 33131 | Closed / 12 mo | Median price | Median $/sf |
|---|---|---|---|
| $1.5M – $3M | 90 | $1,927,500 | $959 |
| $3M – $5M | 25 | $4,050,000 | $1,229 |
| $5M and above | 10 | $8,137,500 | $1,313 |

**36 resale listings are the buyer's leverage**

Una is 1.1 years of supply against the 125 homes that closed above $1.5 million across 33129 and 33131 in the trailing year, so the building does not swamp its market. The number that matters more is on the MLS today: 36 residences, 27% of the tower, about half of them listed for more than 100 days, including eight three-bedrooms on the same 1,946 sf plan asking $3.35 to $3.9 million. Buyers who signed around 2021 waited three extra years for delivery, and a share of them would rather sell than move in. Brickell and the Roads hold 17 months of inventory, a buyer's market. Pick the line, then let identical units compete for you.

## The market it lands in

Everything for sale in 33129, 33131 today against everything that actually sold there this past year. This is the pool your resale competes in.

Active inventory 1059 homes listed across 33129, 33131

Sold, trailing year 748 recorded closings, every price

Months of supply 17.0 under 6 favours sellers, over 12 favours buyers

Asking vs sold $736/sf asked, against $620/sf actually paid

How to read the gap

Asking is an opinion, sold is a fact, and months of supply is your leverage. Do not compare this building to the postcode median, which mixes in stock built decades ago: the comparison that counts is the band below.

## What recent deliveries resell for

The only read-across that means anything here: condominiums in 33129, 33131 built from 2023 onward, people who bought new and took delivery, and what their units resell for now.

New stock resells at $1,291/sf median of 22 closings this year

Movement since +4.4% across recently delivered buildings

This building asks $1,679/sf entry residences

Entry vs new stock +30% below zero means you buy new under resale

| Year of resale | Closings | Median $/sf |
|---|---|---|
| 2024 | 4 | withheld, 4 sales |
| 2025 | 27 | $1,236 |
| 2026 | 22 | $1,291 |

Why a year can show no figure

Under 5 transactions a median is noise, so it is withheld. Recently delivered buildings are thin by nature, which is itself worth knowing before counting on a quick resale.

## The basis

What it asks per foot against what its band actually closes at. Comparing one preconstruction ask to another tells you nothing: both are price lists.

Asking $1,679–$4,376/sf $1.85M – $31M · 1,102 – 7,084 sf

Band closes at $959/sf $1.5M – $3M, trailing 12 months

Listed here today 36 median $1,991/sf

**A bayfront premium the building's own closings confirm**

On MLS area the entry two-bedrooms ask $1,679 to $1,815 a foot and the 36 listings a median of $1,991. The $1.5 to $3 million band across 33129 and 33131 closed at $959, and condos built since 2023 in the same postcodes resell at $1,291 this year, so Una asks a large premium on either measure. That premium is not just a list price: Una's two recorded MLS closings, #1601 and #1202 at $4.0 million each, cleared at $1,905 and $1,891. No other new tower in Brickell sits on the bay, and that is what buyers are paying for. MLS area on new construction often includes the terrace, so check the recorded area before comparing outside the building.

## On the MLS today

36 listings at this address are Active right now, pulled 2026-10-21, of which the 30 cheapest are shown. Leases are excluded: a monthly rent sitting in the price column wrecks any comparison. This is what a buyer can actually transact on today, as opposed to what a price list says.

How to read this table

On new construction the MLS area is routinely the total rather than the interior, and it runs larger than the County's recorded figure, by 10 to 30 percent on the units already tested in this pipeline. Treat the $/sf column as the seller's own arithmetic and re-divide by the recorded area before comparing it with anything delivered.

The 24 photographs carried on MLS listing A12015390 at this address. On a building still under construction these are the developer's renders and the sales-gallery material, not the finished product.

## Carry at delivery

What it costs to own before any income, on the smallest residence of 1,102 sf.

| HOA at $1.8/sf/month | −$23,803 |
|---|---|
| Property tax at 2.02% of $1,850,000 | −$37,370 |
| Insurance (HO-6), $3.60/sf | −$3,967 |
| Annual carry, before any income | −$65,140 |

**What the entry residence costs to hold**

Dues on the live listings run about $1.80 a foot a month, $2,082 on the 1,102 sf two-bedroom, and with property tax as the largest line the smallest residence costs about $65,000 a year to own before any income. The rental policy is not published, and it decides whether this is a home or an income asset. Get the leasing article of the recorded Declaration before you sign; I will obtain it if the seller's agent does not have it.

## How it was built and sold

| Construction financing | Bank OZK, sole senior lender, $128.3 million in April 2021, against a completion then expected in 2023. The tower is delivered, so construction and lender risk are retired. |
|---|---|
| Presold | 90% at last disclosure |
| Delivery | Temporary certificate of occupancy February 2026, closings from March 2026, about three years behind the 2023 target set at financing. |
| Developer | OKO Group, led by Vlad Doronin, with Jonathan Goldstein's Cain International. More than 90% sold by the developer before completion; the remaining developer inventory was priced $6.2 to $10.8 million in March 2026. |
| Rental policy | Rental policy not published; recorded declaration language to be read |

## Recommendation

BlueBay Brokers · Una Residences

### Buy the line, negotiate the price

Una is finished, funded and was more than 90% sold by the developer: the construction risk that cost early buyers three years is gone. It is the only new bayfront condominium in Brickell, and its own closings at about $1,900 a foot show that buyers pay for that.

Do not pay ask. With 36 resales and identical plans competing, offer under the $1,900 the building has cleared and use days on market as the argument. Get the recorded leasing language first.

I am Steve Gabison, a Florida broker, licence BK3411036. I wrote this page. New developments are Carolina Peña's desk at BlueBay Brokers, broker, licence BK3288753: she will send you what is behind it, in English or Spanish.

#### The full file

This page is the public read. The file adds the full closing record unit by unit, what resellers are asking against what they paid, the recorded rental language, and a rental underwriting on the specific line you are looking at. No charge.

#### On the purchase

You are buying a resale here, so the seller's side pays the co-broke and representation costs you nothing. I argue from the recorded closing prices above, including what the current owner actually paid and when.

#### Before anything else

The rental policy here is not published, so I will not sell you a management plan on it. I will get the recorded declaration language and tell you what is actually permitted. That has to be true before the rest matters.
