Country Club Drive, Aventura: nine towers, measured

Nine condominium towers around the Turnberry golf course, between Biscayne Boulevard and the Intracoastal. Prices have held flat for two years. What has changed is the queue: 102 units are for sale, sellers are closing at 90% of their original asking price, and the gap between buildings is now wider than the gap between years. Every number below is a median from closed MLS sales, never an average and never an asking price.

Active: 102 sale listings from $290,000 to $6,500,000, 34 of them at or under $500,000, 47 already reduced at least once, median 104 days on market. Closed: 80 sales in the twelve months to that date at a median 90% of the original asking price and 94% of the last one, in a median 96 days; 68 in the twelve months before at $380/sf. Leases, cabanas and storage units are excluded; sales under $50,000 and outside 0.4 to 2.5 times the median $/sf are excluded as outliers. Maintenance fees are as entered by listing agents, normalised to monthly.

The book on the market asks about +5% more per square foot than what has been closing, and closings themselves have landed at 90% of the original ask. Two discounts, one after the other. It is the reason we underwrite from closings, never from asking prices, and the reason a seller here is better off pricing at the closed figure for the building and the plan.

One street, nine prices

Country Club Drive is not one market

Closed prices run from $290 per square foot at Terraces at Turnberry to $488 at Hamptons South and $816 at Porto Vita, on the same street. Moving between buildings changes what the same money buys far more than waiting a year would. A year-over-year figure is shown only where each year had at least five closings.

Trading one tower for another

Many owners on the drive want a different plan, floor or building rather than a different neighbourhood. When both legs of the move happen in the same nine towers, the direction of the market matters less than it looks: a flat market takes nothing from the sale that it does not give back on the purchase. Three things do matter.

The 10% works on both sides

Sellers are closing at a median 90% of their original asking price after 98 days, and 47 of the 102 current listings have already reduced. Price your unit at the closed figure for its building and plan and it sells in the building's normal time; offer on the closed figure too, because that is what is clearing.

Sell first, then buy

With 15 months of supply, the unit you want will still be there. The exception is Hamptons South, one unit listed against nine sales a year. Everywhere else a sale contingency or a short rent-back is a reasonable ask, and it removes the risk of carrying two maintenance bills.

The round trip has a cost

Selling and buying again costs roughly 7 to 8% of the sale price once commissions, Florida documentary stamps, title and association fees are counted. The move pays only if the new unit is materially different: size, floor, view, building age, or a maintenance bill that will not surprise you. If the unit is a rental, ask your accountant about a 1031 exchange before listing.

The most liquid tower on the drive. Sales close in a median 46 days at 95% of the original asking price, and nine months of supply is the healthiest ratio in the cluster. Units are compact (median 1,175 sq ft), which keeps rents lowest in dollars but not per square foot. Closed $/sf slipped from $404 to $391 on a small prior-year sample, which reads as flat.

The best value per square foot for a family-size plan, with the caveat that a 1990 building carries inspection and reserve obligations.

A 1983 tower: read the milestone inspection report and the reserve study before pricing an offer.

Before we recommend anything

Four things we read before a unit goes on a shortlist

The milestone inspection and the reserve study

Terraces at Turnberry (1983), Hamptons West (1984) and The Landmark (1990) are past the 30-year threshold of Florida's milestone structural inspection, and every association must now fund reserves on a structural integrity reserve study. We read the report, the study and the current budget, and we ask about special assessments in writing.

The leasing rule in the declaration

Each association's recorded declaration sets the minimum lease term, how many times a year a unit may be leased, and the approval process. These are long-term rental communities; the MLS fields an agent types describe the rule as claimed, never the document. We read the declaration for the building in question, and nothing here certifies that a rental is legal at any address.

The maintenance bill, per square foot

Maintenance on the drive runs from $0.91 to $1.29 per square foot per month, $1.15 at the median, and Porto Vita bills quarterly, which is why raw MLS figures mislead. On a two-bedroom that is $1,200 to $2,100 a month before taxes and insurance, and it decides the yield more than the price does.

A building median is a starting point. Before an offer we pull the closed sales of the same plan on nearby floors, the same line if possible, and what those units rented for. That is what the table of closings by plan in each building section is for.

What does a condo on Country Club Drive in Aventura cost?

On 15 September 2026, 102 units were for sale across the nine towers, at a median asking price of $589,500 and $409 per square foot, from $290,000 to $6,500,000. Over the previous twelve months 80 sold, at a median $535,000 and $391 per square foot, in a median 96 days and at 90% of the original asking price.

Are prices on Country Club Drive going up or down?

Flat. 68 sales closed between September 2024 and September 2025 at a median $380 per square foot, and 80 closed in the following twelve months at $391: a change of +3%, within the noise of a mixed sample. The buildings diverge: Terraces at Turnberry and Hamptons West fell 14% and 11%, Hamptons South rose 8%, and the rest moved less than 5% on samples too small to call.

Is it a buyer’s or a seller’s market?

A buyer's market in eight of the nine towers. 102 units are listed against 6.7 closings a month, about 15 months of supply where six is balanced; 47 of the 102 listings have already reduced at least once, and sellers close at a median 90% of their original asking price. Hamptons South is the exception, with one unit listed against nine sales a year.

Can I rent a Country Club Drive condo on Airbnb?

Do not assume it. These are long-term rental communities: each association's recorded declaration sets a minimum lease term and a maximum number of leases per year, and the MLS fields an agent types do not override it. We read the declaration for the specific building before any rental projection, and nothing on this page certifies that a rental is legal at any address. What the buildings do show is a deep annual-lease market: 212 leases signed in 24 months at a median $3,500 a month.

Which of the nine towers need a structural inspection?

Terraces at Turnberry (1983), Hamptons West (1984) and The Landmark (1990) are past the 30-year milestone inspection threshold under Florida's post-Surfside condominium law, and every association is now required to fund reserves on a structural integrity reserve study. Before pricing an offer in those three, we read the milestone report, the reserve study and the current budget for special assessments. The newer towers carry the reserve requirement too, on younger structures.
