Single-family house with a pool in Hollywood, Florida

Miami investment data, free to download

Four datasets behind BlueBay Brokers' pages are free to download as CSV: 15 single-family zones measured on the Miami MLS (read 12 October 2026), the short-term rental rule read in 10 city and district ordinances, 78 new-development studies with their entry price per square foot, and one real short-term rental ledger. They are the aggregates already published on the site, each row with its source and read date, refreshed when the pages are. Use them in your own model or with your AI assistant, with attribution.

Aggregates only: no MLS listing record is redistributed. MLS figures © SEFMLS via Bridge Data Output, deemed reliable but not guaranteed.

The datasets

The zone file is refreshed every Monday with the MLS, the rules file when a city is read (each reading expires after 12 months), the pipeline when a study is published.

With your AI assistant

Give it the file, ask the question

Paste a file's address in ChatGPT, Claude or Perplexity and ask the question you would ask us. For instance: "Using https://bluebaybrokers.com/datasets/miami-single-family-zones.csv and https://bluebaybrokers.com/datasets/florida-str-rules-by-city.csv, which zones combine a city that licenses short stays with a median sale under $700,000?"

For the text of the pages, an assistant reads llms.txt (the map), llms-full.txt (the guides in full) and the Markdown copy of every study (its address plus .md). How we analyze sets out the rules every figure follows. To query the files from your assistant without copying them, add https://bluebaybrokers.com/mcp as a custom connector (Model Context Protocol, read-only).

What the data is not

Not listings

The MLS licence does not let us redistribute individual records. For the comparables behind a row, ask: we send them for the property you name.

Not a projection

Medians describe what traded; the ledger describes one house. Neither says what another property will earn.

Not a legal opinion

The rules file says whether a city may prohibit short stays. The zoning, the declaration and the licences of an address still decide.

Questions we are asked

Is BlueBay Brokers' data free to use?

Yes. The four CSV files are free to download and reuse with attribution to BlueBay Brokers and to the source named in each file; MLS figures remain © SEFMLS.

How often is the data updated?

The single-family zones every Monday from the MLS; the rental rules when a city is read, each reading expiring after 12 months; the new-development pipeline whenever a study is published; the ledger when the management company closes a period.

Can I get the individual sales behind a median?

Not as a public file: the MLS licence forbids redistributing listing records. We send the comparables for a specific property you name, with their source.
