BlueBay Brokers LLC, a licensed Florida real estate brokerage, and Property Management Brickell LLC, both at 1541 Brickell Ave #1201, Miami, FL 33129. This policy covers bluebaybrokers.com, book.bluebaybrokers.com and our client portals. Our booking checkout is run on vip.easybooking.miami by Guesty, which also applies its own terms.

• Contact and search details: your name, email, phone, message, and the property criteria you give us through a form, an email, WhatsApp or a call.
• Rental applications: identity and contact details, date of birth, nationality, a copy of your ID, employer, job title, income, current landlord, emergency contact, occupants, pets, vehicle, and your signature.
• Guests: stay dates, contact details and messages, received from the booking platforms and from Guesty. Card payments are handled by the platforms and payment processors; we do not keep full card numbers.
• Property owners: contact details, ownership and unit information, bank details used to pay you, tax details, and your statements.
• Public and professional sources: county property records, Florida business filings and MLS data, which we use to identify owners and agents and to write to them.
• Communications: a record of the messages we exchange with you, and delivery and open events for the emails we send.
• Technical data: IP address and request logs kept by our hosting and security providers.

• To answer you, match you with properties, and send you the listings and studies you asked for.
• To review rental applications, prepare leases, and manage stays.
• To manage properties, pay owners and prepare statements.
• To send newsletters and marketing by email or post, which you can stop at any time.
• To keep the accounting, tax and brokerage records the law requires, and to protect the site against spam and abuse.

We keep our books in QuickBooks Online (Intuit). Our private application “Report by class” connects only to our own company file, with our authorization, and reads financial reports. We use those reports for our accounting and for owner statements. The application does not create or change records, is not offered to anyone else, and the data it reads is not sold or used for advertising. The access can be revoked at any time from our Intuit account.

We share information only as needed to run our services, with providers that act for us: Supabase (database), OVH and Cloudflare (hosting and security), Resend and Google (email), Meta (WhatsApp), Guesty and the booking platforms (reservations), Stripe (payments), Intuit (accounting), PostGrid (postal mail), and AI assistants, including Anthropic, that help our staff read and draft documents. We also share what a transaction requires with the other parties to it, such as owners, associations, agents, title companies and lenders, and what the law or a public authority requires.

We use no advertising cookies and no third-party analytics on this site. Your browser stores a few items so the site works: your language, your portal session, and the choices you make in our tools.

We keep information while our relationship is active, then as long as accounting, tax and real estate rules require or as needed to resolve disputes. You can ask us to delete what we are not required to keep.

Access to client data is limited to authorized staff, and each client portal opens through a personal link, so please keep yours private. No system is perfectly secure, so please tell us at once if you suspect a problem. Our providers may process data in the United States and in other countries.

You can ask to see, correct or delete your information, and stop marketing, by writing to steve@bluebaybrokers.com, or to booking@bluebaybrokers.com for a stay. Every marketing email has an unsubscribe link. Depending on where you live, including the European Union and the United Kingdom, you may have further rights under local law, and you may complain to your local authority. Our services are not meant for children under 18.
