We grant you a limited, personal, non-exclusive, non-transferable and revocable license to use the site, our tools and your portal for your own real estate decisions. All content, studies, software and design remain ours or our licensors'. You may share a link, but you may not copy, resell or republish our studies or data without written permission.

You agree not to scrape or bulk-download the site, interfere with it, try to reach data that is not yours, share your portal link or login, or submit false information. We may suspend access if these terms are broken.

Studies, simulators, yields, tax illustrations and market figures are estimates based on the sources they cite. They are not a promise of income or value, and they are not legal, tax, financial or investment advice. Rules on short-term rentals vary by city and building, and they change. Confirm them, and check every figure, with your own advisers before you act.

Listing data comes from the MLS and other third parties. It is considered reliable but is not guaranteed, may change without notice, and is provided for consumers' personal, non-commercial use. A property may no longer be available.

A brokerage, management or lease agreement, or a booking on a platform or on vip.easybooking.miami, has its own terms. They prevail over this page for what they cover. Using this site does not by itself create a brokerage or management relationship.

“Report by class” is a private application for our own use, which reads reports from our own QuickBooks Online company. It is not offered to the public, and this license does not give anyone else access to it. How it handles data is described in our Privacy Policy.

The services are provided “as is” and “as available”, without warranties of any kind, to the fullest extent the law allows. To that same extent, we are not liable for indirect, incidental or consequential damages, or for lost profits, arising from your use of the site, its tools or its content. Nothing here limits a right that the law does not allow us to limit.

These terms are governed by the laws of the State of Florida. Any dispute will be heard in the state or federal courts of Miami-Dade County, Florida, unless the law gives you a different right. The English version prevails if the translation differs.

We may update these terms. The date at the top shows the current version, and using the services after a change means you accept it.
